A very visible and accessible retail site in a downtown central district prompted the city to ask for an urban solution. The desire of the city to place the buildings against the streets, to maintain an "urban texture", was solved to the developer's advantage. The use of a steele colonnade and plaza amenities along the street maintains a continuity of hard materials while allowing placement of buildings at the rear of the site with parking in front.
